OCGP Facilities Shutdown

Electricity

The meter is on the pole west of the hangar. The main breaker box is in the middle of the west wall of the hangar. A sub-panel is located on the south wall of the clubhouse. The largest loads are the baseboard heaters in the office and lounge, and the electric wall heaters in all four bathrooms and the two bunk rooms. The shutoff switch for the avgas fuel pump is located on the west wall of the south hangar.

Heat

Heat in the clubhouse is mainly provided by the propane furnace in the attic. Preventing the pipes in the clubhouse from freezing depends on this furnace working properly, so it and the ductwork in the attic should be inspected twice a year. In the winter, the thermostat should be kept at 45 degrees with the bathroom vents and doors open and all other vents and doors closed. A stick for opening and closing the ceiling vents is kept in the kitchen.

In addition to the furnace, heat in the bunkrooms and bathrooms can be supplemented with the electric wall heaters. These should not be used for long periods.

The office and lounge are heated by electric baseboards. They are not controlled by thermostats, so care should be taken to make sure they don't get left on inadvertently.

Keys and Locks

A common key opens all doors. This key is issued to all members after their probation period. The G.O.D. keyring includes this key as well as a key to the office display cabinet. The fuel tank fence has a combination lock. The combination can be found in the G.O.D. manual.

Phone

The phones are all on the same line, 970-568-7627. They are located in the office, in the south hangar, and in the kitchen. Calls to Loveland, Fort Collins, and Wellington are local; all others are long distance. Long distance calls should be for club business only. A cordless phone is kept in the office for G.O.D.'s use. The gliderport is listed under "Airports" in the Fort Collins phone book.

Propane

The propane tank is located on the north side of the hangar. The propane line runs to the clubhouse furnace and the water heater in the kitchen. Turn-off valves are located in the attic and near the tank.

Septic Tank

The septic tank is rumored to be located beneath the parking lot, but there appears to be no access port for cleaning it. The line from the clubhouse to the septic tank runs along the west side of the hangar and sometimes becomes clogged because the run is so flat. There is an access port to clean this line just outside the clubhouse door.

Water

The gliderport has a water tap. The meter is on the east side of the county road and on the north side of the driveway. The water line sometimes freezes in the winter because it isn't buried deeply enough, but so far it hasn't broken. The line enters the valve pit west of the hangar and is connected to a valve manifold.

Valve A in the figure shuts off all water on the property except that to the outdoor tap (not shown) near the parking lot. Valve B controls the water to the clubhouse. Valve C goes to the south bathrooms, and valve D goes to the (non-existent) mobile home. Valve D is normally off; A and B are normally on; C is shut off during the winter. To avoid freezing the pipes in the south bathrooms, all valves downstream of C are opened and the drain valve in the valve pit is opened. This drain valve (not marked on the figure) is a saddle valve that doesn't shut off very well, so a cap is placed over it when valve C is open so that the valve pit doesn't fill up with water. So, to winterize,

  1. Turn off valve C.
  2. Open all valves and taps in the south bathrooms and main hangar (downstream of valve C).
  3. Drain the electric hot water heater (G).
  4. Flush the toilets in the south bathrooms.
  5. Open the drain valve near valve C.
  6. Make sure the propane water heater (H) in the clubhouse has its pilot light lit.
  7. Make sure the furnace works.
  8. Turn off the inside valve (I) to the sprinkler system.

Winterizing

1. Drain the south bathroom plumbing. (See the earlier section, "Water," to winterize the plumbing.)

2. Make sure the propane water heater in the clubhouse has its pilot light lit.

3. Inspect the furnace ducts in the clubhouse attic.

4. Make sure the furnace works. Set the thermostat to keep the temperature above 45. The main purpose of the furnace is to keep the pipes from freezing, so keep the bathroom doors open and both kitchen doors closed. Keep the heating vents in the bathroom open and all others closed.

5. Wire the roof ventilators stationary.
